Design+Build is a one-stop, seamless way to create your custom home and renovation projects. This service provides you with a designer and construction team that work collaboratively under one roof to complete your project. Instead of having a separate designer, architect and builder, Silva Custom Construction, Inc. provides all of these services to you as a one-stop-shop experience. This not only includes a detailed exploration of your tastes, aesthetics and daily requirements, our team can also take care of the permitting process, the engineering work and the project management required to build or remodel your home.

It is our priority to accommodate our clients’ budget throughout the Design+Build process. When you work with our design team your construction cost estimates are customized to include your selected materials and labor as discussed in the initial design phase. This allows us to create a detailed and highly accurate proposal to reach your budget goal.

Design+Build Process

Silva Custom Construction Inc.’s Design+Build package is unique in that the builder and the designers are one and the same, thus providing you with one point of contact, and one unified company with the goal of meeting your specific needs. Our in-house design team will create and propose a design concept prior to working directly with our project management team. This allows for a more accurate project estimate based on material, time and final design schemes. Once an initial design scheme is laid out you will be paired with a Project Manager, Selections Manager and Project Coordinator equipped with specific skill sets to commence the construction phase.

The design+build process reduces construction time as all engineers, architects, vendors, etc. are on one team. Progress continues in other facets of the project while the engineers and architects fine tune their portion of the deliverables.

Design+Build has a total project budget established at the beginning of the project directly based on the clients’ design needs, aesthetics and expected materials. Establishing an accurate budget at the beginning of the project reduces last minute surprises and manages client expectations. In today’s economic climate, having an advocate with insight on the most up-to-date material costs is imperative to staying on budget.

Design+Build Packages

Package A

8 Hours – Architectural Plans: Create architectural plans including: on-site consultation to measure and capture existing layout -draft 1 set of proposed plans (including existing & proposed layouts and up to 1 revision) -prepare permit-ready plan set to meet city and/or county requirements.
4 Hours – Design Concept: Create design concept including: -initial design consultation to establish client’s aesthetic & review project scope -propose 1 visual inspiration board with finish material options

Package B

16 Hours- Architectural Plans: Create architectural plans including: -on-site consultation to measure and capture existing layout -draft 2 sets of proposed plans (including existing & 2 options of proposed layouts with up to 2 revisions) -prepare permit-ready plan set to meet city and/or county requirements.
8 Hours – Design Concepts: Create design concept including: -initial design consultation to establish client’s aesthetic & review project scope -propose 2 visual inspiration board concepts with finish material options -relevant material samples -travel time to showrooms & vendor locations

Package C

24 Hours - Architectural Plans: Create architectural plans including: -on-site consultation to measure and capture existing layout -draft 2 sets of proposed plans (including existing & 2 options of proposed layouts with up to 4 revisions) -elevation drawings incorporating material selections -prepare permit-ready plan set to meet city and/or county requirements.
16 Hours – Design Concepts: Create design concept including: -initial design consultation to establish client’s aesthetic & review project scope -propose 2 visual inspiration board concepts with finish material options -relevant material samples -travel time to showrooms & vendor locations -showroom suggestions & visits with client to preferred vendor locations -full design integration with architectural renderings

Additional Package Hours: Billed hourly as necessary

While Silva Custom Construction, Inc. (SCC) will estimate package hours to contract based on the scope of the project, additional time may be required on the part of our design or management teams to fully execute the design. Our team will update the client at this juncture and request approval for SCC to charge for additional hours.

  • All packages include Project Management time as it relates to individual project needs, however additional time required by PM may be billed separately depending on circumstances.
  • All concepts, drawings and specifications prepared by designers remain at all times the designer's property.
  • Project documents may not be used by client for any purpose other than completion of project by Silva Custom Construction, Inc.
  • Delays by Client (lack of access to premises, information/decisions or resources) suppliers or contractors shall extend designers’ time to perform.
  • As designers require a record of design projects, client shall permit designer to document the project in progress and when completed, byphotography or other means. Silva Custom Construction, Inc. shall be entitled to use photographs for business purposes including portfolio, social media and similar marketing purposes. If the Client documents the project, the designer shall be given credit as the designer for the project if documentation is released to the public.
  • Silva Custom Construction, Inc. represents and warrants that we will perform the services above with reasonable skill and care.
